Chicago’s Greenest Neighborhood rising at 44th and Dearborn

In July, Mayor Brandon Johnson, Third Ward Ald. Pat Dowell, Chicago Housing Commissioner Lissette Castaneda, leaders of Chicago Housing Authority and others gathered to break ground at Legends South A3 Savoy Square.

The development includes two multi-unit apartments, one of which will also include commercial development. It’s part of the Chicago Housing Authority’s ongoing Plan for Transformation to redevelop public housing property along the State Street Corridor. Our Greenline Homes project is planned just to the north.




Why two-flats?

Our signature two-flat house plan and energy-efficient features keep cost low and provide opportunities for multi-generational housing or the ability to rent one unit out and live in the other, which makes ownership attainable for many homebuyers.

“The real workhorse of Chicago’s built environment is the modest, ubiquitous (yet fascinating) two-flat,” Chicago Public Radio reporters shared in a 2014 story. Block Club Chicago reported in 2023 that an increase in purchases of two- and four-flats on the South and West sides by Black and Latino families represented “a promising sign in the push to increase ownership across racial lines and build generational wealth for people of color.”

Two flats are considered a great way to build wealth as well as buy a new home, the Block Club story notes. “Homes with multiple units allow an owner to live in one unit while a tenant or family member lives in another; that means that the other tenants are contributing to the overall housing cost, making them more affordable for the buyer.”


Energy efficiency = more affordable

In a recent survey of past Greenline Homebuyers, a majority of those who responded told us they paid less than $100 per month for their utility bills. Greenline Homes’ all-electric buildings feature: 

  • Insulation: Efficient R5 windows reduce energy costs and impede sound transmission. We use a number of engineering methods to reduce heat loss, such as insulating all sides of the foundation and basement floor slab with rigid XPS foam.

  • All-electric systems: Mitsubishi heat pumps warm and cool quietly, quickly and consistently throughout the home. The water heater, typically the second-biggest household energy user, is Rheem's most advanced, energy-efficient model, with over $4,000 in lifetime savings.

  • State-of-the-art appliances: The home’s induction stove can boil water in two minutes and offers adjustable heat with greater accuracy than gas or typical electric cooktops, especially at lower settings. The washer and dryer are highly efficient, as well.

Green and sustainable 

The savings add up while your carbon footprint goes down. Greenline homes are: 

  • All-electric with no fossil fuels burned: There is no gas connection to the home, which results in cleaner indoor air and reduction of carbon monoxide hazards and allows homeowners to more easily live a carbon neutral lifestyle. 

  • Solar powered: Over the course of one year, the 8kw rated roof array is calculated to provide 10.297 megawatt hours (Mwh) of electricity. This system has a central inverter which allows detailed monitoring online or via smartphone app.
